Many sellers fear that by presenting buyers with the results of a pre-listing inspection, they are sabotaging their chances of making the sale. This is far from the truth. In fact, there are many findings of a pre-listing inspection that many buyers are willing to accept without issue. This is especially true if the fixes are minor and inexpensive and can save them money on an inspection of their own. If a potential buyer does forgo an inspection of his or her own, this is even better news, as it means you can close the deal more quickly.

If you’re really hoping to speed up the sales process and by boosting buyers’ confidence, look for an inspector who is willing to guarantee his or her work. There are plenty out there that will provide a warranty with the report that you can transfer to the next owner.
